5 Ways to Prevent Mold and Mildew

Make sure your air conditioning unit is working correctly and that the filters are clean. A malfunctioning A/C system can introduce unwanted moisture into the air. Humidity should be kept around 50% and even if it is cool outside run the A/C for a few hours a day to remove moisture. Dirty filters can trap harmful pollen and mold spores. Replace your filter every few months.

Consider using tile, wood or other easily cleanable flooring materials. We all like carpet under our feet but the fact is, carpet can harbor dust, dirt, pet dander and unwanted microbes.

Repair leaks quickly. A common misconception is that a small amount of water can't cause that much damage. In actuality, a small leak can cause big headaches, both literally and figuratively. Mold spores can bloom with just a small amount of water and once a bloom happens, additional moisture either in the air or on the surface can exacerbate your problem.

Keep up on maintenance. Most water leaks inside a structure happen because of worn out parts. A $.05 gasket on a sink drain can cause thousands of dollars of damage if it fails. Condensate lines on A/C units should be cleaned out regularly and appliance connections should be checked frequently to make sure everything is secure.

Use ceiling fans. Instead of cranking your A/C down to 70 degrees, use ceiling fans to circulate already cooled air. This will not only reduce your electric bill but will dry out ambient moisture through air flow.
